After listening to Lawrence I understand that the West has not changed and would explain why San Bernardino County to include our Big Bear Valley is still struggling a bit. Is property moving here in Big Bear? Yes, but the bottom line is it has to be priced right! If your a seller still on the market, your probably still out pricing yourself. TAKE A PRICE REDUCTION and watch your property sell.
If your a buyer, NOW IS THE TIME to pull the trigger! Low interest rates and sellers wanting their home sold before winter hits is a combination for good negotiations! Sellers are already either taking a loss, or close to, so don't expect to walk in and offer 15-20% lower than asking. The local Realtors in this Valley have already beat up on the seller and have priced the home low. Now it's time to go in with strong buying power and offer 3-6% under asking and see if there is even a dollar left to negotiate with the seller. You will find yourself getting a better deal on the home if your offer is reasonable.

On a personal note, My ride yesterday was fantastic, slow comfortable pace to San Bernardino Recorders office to take care of some business. Took hwy 330 and noticed it will be closed Tuesday and Wednesday of this coming week. Tomorrow will be a day of fun out on the lake tubing and relaxing on the boat! Recharge day so Monday can be as productive as possible! Hope to see you all out on the lake tomorrow.
